Challenge

The client, Marcus Corporation, aimed to create a space based on the Suburban Town Center model in Brookfield, Wisconsin, west of the City of Milwaukee.

Marcus Corporation envisioned a development with ample parking, high-end retailers, specialty shops, distinctive fashion boutiques, a grocery, eateries, and upscale apartments. They desired an exclusive atmosphere with upscale aesthetics and amenities.

The site was sandwiched between I-94 and two heavily traveled connector roads, Bluemound Road and Barker Road. Previously, the site included multiple lots with different elevations and varying means of access. There were many constraints to re-engineering site access due to off-ramps, intersections, and existing right-of-way.

Solution

Kapur began delivering services during the planning stages of the development. Initially, we acted as a design liaison between municipalities, the Wisconsin Department of Transportation, and the Wisconsin Department of Natural Resources.

Eventually, Kapur’s role grew into providing due diligence to pinpoint the challenges of the development and conceptual design to help the client understand the options for maximizing available space. This included advising on-site design and building placement, grading and utility solutions, landscaping possibilities, and Leadership in Energy and Environmental Design (LEED) qualification.

Results

The Corners of Brookfield is a state-of-the-art, environmentally friendly, mixed-use development. Distinctive high-end stores occupy street-level spaces, with the majority of parking underground. At the heart of the development is a market square that hosts concerts, fundraisers, fashion shows, exhibits, and demonstrations.
